An operator that also owns the brands.
Flavours Tec Kitchen has run food counters in Chennai since 2017. Today we run and staff counters for 19 national and regional brands at major IT and event locations across the city, from KFC, Domino’s and Pizza Hut to Rajdhani, Junior Kuppanna and Madras Coffee House. That is the experience a property owner gets when we operate a whole food court: we already know how each of these brands expects its counter to run.
We also own brands. Idly Podi, TN65 Baker’s and Chinese Bowl are ours, and we run Mansukh Swaad Watika as a franchise partner. When a line-up has a gap, such as South Indian breakfast, a bakery or Pan-Asian, we can fill it with a brand we control instead of leaving a counter empty while a tenant is found.
Owners see the numbers. Every counter runs on POS billing, so sales data comes from the till rather than from estimates, and office and campus cafeterias can run on billing coupons. The commercial arrangement is a mix of revenue share, a fixed fee or rent, agreed around the space, its footfall and what the owner provides.
If your food court is already trading, we do not start by clearing it out. We look at the counters, the footfall and the sales that are already there, keep what earns, and change what doesn’t, so the space keeps trading through the handover.
For offices, the same approach works at a smaller scale. A cafeteria is a food court with a single kitchen, and we run it every working day: the kitchen, the serving line and the people, with the offer sized to your headcount and billing coupons if your company uses them.
